Say what is broken, where, since when — and get a Handwerker booked.
In Mykola's flat in Nuremberg, things start to break at once: the kitchen tap drips, the bedroom heating is cold, and the bathroom window will not close. He calls the Hausverwaltung (property management). A good damage report says what is broken, in which room, since when, asks for a tradesperson, gives a time when you are home, and offers a photo.

| You report a dripping tap. | In meiner Küche tropft der Wasserhahn. | in meiner Küche (Dativ) + verb in position 2: room first, then the problem. |
| You report broken heating. | Die Heizung im Schlafzimmer funktioniert seit gestern nicht. | seit gestern + Präsens: the problem is still going on. |
| You report a window that won't close. | Das Fenster im Bad lässt sich nicht mehr schließen. | lässt sich nicht schließen: 'it cannot be closed'. |
| You ask for a tradesperson. | Können Sie bitte einen Handwerker schicken? | Können Sie bitte … schicken? A polite request. |
Room + thing: ‘in meiner Küche’, ‘im Schlafzimmer’ (in + Dativ). ‘Seit gestern’ + Präsens shows the problem is ongoing. ‘Funktioniert nicht’ is the all-purpose phrase; ‘lässt sich nicht schließen’ means ‘cannot be closed’. ‘Ab 14 Uhr’ = from 2 p.m. onwards.
Useful verbs: tropfen (drip), funktionieren (work), klemmen (stick), kaputt sein (be broken). Report damage quickly — tenants must report defects (Mängel) promptly. A photo by email saves the tradesperson a second visit.
